What is the Single European Register?
It is the procedure carried out at the Land Registry to obtain a unique registration number assigned to each property, which allows the property to be offered on online short term rental platforms (Booking, Rentalia, Airbnb, etc.). Without this number, from 1 July 2025 it will not be possible to advertise holiday homes that do not have this number assigned to them.
Who is obliged to do so?
All natural or legal persons wishing to provide a short-term accommodation rental service for remuneration through an online platform, whether on a professional or non-professional basis, on a regular or temporary basis.
Why?
For legal reasons. In order to comply with the requirements of Regulation (EU) 2024/1028 of the European Parliament and of the Council of 11 April 2024, on 24 December 2024 Royal Decree 1312/2024 of 23 December 2024 was published in the Official State Gazette (BOE), regulating the procedure for the Single Registry of Leases on a mandatory basis.
What documentation is needed to apply for it?
A copy of the tourist licence, a copy of the title deed and the client’s authorisation.
Will the future law on holiday homes make it compulsory to register as a classified activity?
No. It was Decree 113/2015, of 22 May, which approved the Regulation of holiday homes in the Autonomous Community of the Canary Islands, which established that holiday homes must comply with the requirements established for classified activities. Therefore, this is not a new issue but unknown to most owners and therefore it is a requirement that also has to be fulfilled.
What is required for classified activities?
It is mandatory to present a technical project in which the description of the activity, its environmental impact and the verification of safety, fire, electrical installation and occupational risk prevention measures are explained.
